Affordable housing for students is often in short supply at many college locations. Students often have little or no income. This considerably reduces the selection of housing available. Supply is limited particularly in the large college towns.

Real Estate Investment Management at Credit Suisse has many years of experience of financing and realizing major construction projects for campus properties. One interesting project, for example, is the student halls of residence on the EPFL campus in Ecublens. As the real estate owner and developer we are convinced that the needs of private and institutional operators are very similar to the needs of institutional investors.

Because no two organizations are alike, we look for individual concepts that meet your needs and are customized perfectly for you. Sale and rent-back solutions (chart), for instance, are practical if owners want to sell their properties and just rent the buildings needed for their business. This simple concept has great potential for student housing properties.

Build and rent-back solutions can be useful for capital-heavy construction, expansion, or total renovation of special properties while giving the operator significant financial relief (investor solution).

Under private-public partnership models, we work from the start and for the long-term with the public sector. This model can be used for realization, renovation, and expansion of student housing properties in spite of limited financial resources in the public sector.

We look for opportunities to invest more in public and private student housing facilities. Student housing properties throughout Switzerland, with an investment volume of at least CHF 15 million, are attractive acquisitions for us. As a long-term-oriented investor, we are looking for sellers who wish to rent for the long term. We will be happy to explain the advantages and disadvantages of various solutions, with clearly defined responsibilities.

  WOKO Studentische Wohngenossenschaft Zürich at Max-Bill-Platz in Oerlikon, Zürich

The growing Zurich North district in the city of Zurich offers the ideal space for living and working - and for studying. Rooms for student housing have been located close to Oerlikon station since 2006. The property offers 116 rooms for student housing and is located right at the heart of the district in the property at Max-Bill-Platz. They are divided into 24 shared apartments of four to five rooms each. Every apartment offers the residents a large kitchen area, two bathrooms and a generous recessed balcony. The furnished rooms are all equipped with internet and a TV point.

On the highly competitive campus in Lausanne, CS REF LivingPlus implemented a pioneering project in partnership with CS REF Hospitality. The two real estate funds together are investing CHF 225 million in the most innovative congress center in Switzerland. One of the building's main attractions is its ingenious modular structure enabling events for 100 to 3000 participants. Housing for students and teaching personnel was built directly next door. The residential units include 172 studios and 82 apartments.

The hotel management college offers modern single rooms on campus to each of its students. The real estate fund invested CHF 15 million into the real estate featuring student housing.
