The rising birth rate and continued immigration are leading to rising numbers of school and university students. This has a major impact on long-term prospects for public finances throughout Switzerland and presents major challenges for the education sector. Real Estate Investment Management at Credit Suisse identified these social changes at an early stage and can offer comprehensive solutions from financing to realization.

Real Estate Investment Management at Credit Suisse has many years of experience in the field of education properties. From financing school buildings to realizing major construction projects in the campus property sector, we offer interesting projects such as the SwissTech Convention Center, an entire complex on the campus of the EPFL in Ecublens. As a real estate owner and principal, we are convinced that the needs of private and institutional operators are very similar to the needs of institutional investors. Thus, new financing solutions have opened up for the education sector.

Because no two organizations are alike, we look for individual concepts that meet your needs and are customized perfectly for you. Sale and rent-back solutions (chart), for instance, are practical if owners want to sell their properties and just rent the buildings needed for their business. This simple concept has great potential for education properties.

Build and rent-back solutions can be useful for capital-heavy construction, expansion, or total renovation of special properties while giving the operator significant financial relief (investor solution).

Under private-public partnership models, we work from the start and for the long-term with the public sector. This model can be used for realization, renovation, and expansion of healthcare properties in spite of limited financial resources in the public sector.

We look for opportunities to invest more in private and public education facilities. Universities and universities of applied sciences, libraries, private schools, or other tertiary education institutions throughout Switzerland, with an investment volume of at least CHF 15 million, are attractive acquisitions for us.

As a long-term-oriented investor, we are looking for sellers and operators who wish to rent for the long term. We will be happy to explain the advantages and disadvantages of various solutions, with clearly defined responsibilities.

  SwissTech Convention Center, Ecublens

A conference center, retail space, and residential building for students were opened on the campus of the Swiss Federal Institute of Technology of Lausanne (EPFL) in 2014. With 3 000 seats, the conference center's state-of-the-art infrastructure is unique in Europe. The 2 200-seat auditorium can be transformed into a single, level space in a matter of minutes. A residential building comprising 516 rooms for students is being built on the same 29 825 m2 site, which the Swiss government has made available under a 99-year ground lease. The two real estate funds Credit Suisse Real Estate Fund Living Plus and Credit Suisse Real Estate Fund Hospitality are investing CHF 225 million in the construction of a pioneering conference center as well as a building with residential units for students. 
  Library at ZHAW Winterthur

The new library and campus of Zurich University of Applied Sciences (ZHAW) was opened on the former Sulzer site in the heart of Winterthur at the beginning of February 2015. Where workbenches once stood there will now be around 800 workplaces, 250,000 books, as well as media and training rooms. Although the architectural structure of this industrial landmark building was retained as part of the refurbishment, the central library meets today's Minergie standards. The market value upon its completion at the end of August was CHF 54 million. 
  SHMS School of Switzerland Hotel Management SA, Leysin

One of the largest English-speaking hotel management schools with more than 2,000 students. The investment volume amounted to CHF 108.38 million.
