The Certification. Your Goal in Your Sights

Certification is an integrated process, from planning or pur­chasing the property through to its sustainable management.

Sustainable building starts with planning.

The question as to whether the planned property meets the requirements for the seal arises for the first time during this phase. If the answer is yes, a multi-stage standardized process is launched, in which the acquisition and construc­tion progress go hand in hand with the inspection and certification procedure (see chart).

The Planning Phase

The indicators can already be used to check whether the project meets the targeted sustainability criteria during the planning phase. The results (pre­sented as a spider diagram) show how the building project scores on the vari­ous aspects of sustainability, and where there is room for improvement. This is the moment when the sustainability ob­jectives should be precisely defined for all players, in particular for the sole or general contractors, so that they can be trained to provide the correspond­ing services during the planning and implementation phases. Measures that are mandatory requirements in order to obtain certification are specified in the relevant contracts as necessary. Once all the requirements have been taken into account, an independent surveyor issues a provisional seal (gold, silver or bronze).

The Construction Phase

The construction process, which in­cludes project-specific greenproperty quality management, is accompanied by the responsible project manager at CS Real Estate Asset Management, who monitors and ensures compliance with the sustainability measures. On comple­tion and handover of the building, com­pliance with the criteria is again checked by the independent surveyor, and if they are met, the definitive gold, silver, or bronze seal is awarded.

The Management Phase

The award of the seal is reviewed each year and is confirmed by the surveyor. This regular check is a pioneering fea­ture that distinguishes greenproperty from conventional certification systems. If a property ceases to meet the green­property standards, it is reclassified in the next category down, or may lose the quality seal.
